Outstanding Issues before Council: none known Applicant Provided Written Agreement with Conditions: Yes Project: Madelyn Estates (Basin Creek) MFP Location: 5603 N. Locp.st Grove Road west of Locust Grove Road, approximately Y2 mile south of Chinden Boulevard. Applications: Modification to the approved final plat landscape plan. Highlights of Proposed Development: The modification request is to allow the following: · Replace the approved, currently required, six-foot high masonry wall along the eastern boundary of the subdivision adjacent to Locust" Grove Road with a six-foot high ornamental iron fence with decorative rock veneered columns spaced every 40 feet. . . Replace approximately 60 percent of the area indicated as sod lawn on the approved . landscape plan with seeded lawn. · Reduce the size of the approved/required picnic shelter by approximately 40% to coincide with the concrete pad beneath it. (::;till 23' x 30') . Reduce the size of the approved/required seat wall surrounding the basketball courts by approximately 50% to allow for better access to the basketball courts. . To allow for a revised driveway location for the existing home on this site, a minor alteration to the approved landscaping along Larkwood Street is proposed. Other: Staff can approve minor modifications, but we felt that the change in the fencing along Locust Grove was substantial different than what was originally approved and required Council approvaL Staff did not identify any area where the above mentioned changes would conflict with any UDC standards or site specific conditions of approval for this project. Staff also believes that the proposed modifications should not have any detrimental or significant impact on the development, or the surrounding properties. Staff reviewed the meeting minutes for both the preliminary and final plat applications for this property to identify if any of the requested changes would conflict with any testimony at the public hearings for this project.
