RE: Meridian Neighborhood Meeting for El Pollo Loco project at 3471 W. Chinden Blvd.
On March 27, 2025, a Zoom online meeting was hosted by our office for the El Pollo Loco project. Hosts included
myself,Tom Fitzpatrick of this office,John Toth, EPL Franchisee and Project Manager for this site, and Tan Kirmani,
the franchisee of this site and property owner.
The meeting was scheduled for 6PM to 8PM local time. We began the meeting at 6PM with one attendee present.
Mike Gallenstein is with the Spurwing Greens Development and had some questions regarding the site layout, use of
the second shell building, and proposed design. We discussed the project with Mike who is familiar with El Pollo Loco
and had no objections. He asked if we could send him the plans we had reviewed, so he had a larger copy, and if he
could share the information with neighbors. I will email him the plans today and we encouraged him to share the
project with any neighbors. We confirmed he had our information should there be any further questions or
concerns.
With no other attendees we concluded the meeting at 7:15PM local time.

Dear Neighbors of 3471 W. Chinden Blvd.,
We are reaching out regarding a proposed project at 3471 W. Chinden at the Costco Center. Our client is proposing a
new building consisting of a 2,000 square foot El Pollo Loco restaurant with a drive-thru, and a 1,250 square foot
future use retail/restaurant attached space. The drive-thru use requires a conditional use permit given its proximity
to neighboring drive-thru uses. Please see the enclosed site plan.
Prior to our city planning submittal, we would like to offer the opportunity for neighbors to ask any questions of the
project. A virtual meeting has been scheduled at this time:
