Subject:Proposed In-n-Out location near Costco

We are very much opposed to this location, primarily the traffic issues on Ten Mile,
Lost Rapids and Tree Farm. I do not want added traffic on Lost Rapids/Tree Farm, it will
have a significant impact on the neighborhood in vehicle traffic and safety.
The turn from Rapid Falls into In-n-Out will back up traffic on Ten Mile, especially into
the left turn lane. Also, access from north of Rapid Falls, already is a congestion issue
which will only get worse.
There are issues with the parking area where the layout is too small and is poorly laid
out for orderly movement.
To learn that the traffic study is flawed in its assumptions using demographics from
Los Angeles, is an affront to those that have visited the In-N-Out units. There is no
reasonable comparison where the sample, chosen by In-N-Out, resembles the Ten Mile
location.
The entire proposal is disingenuous and the request should be denied.
