Good afternoon, My name is Kathy Comstock. I have a home at 5949 N. Botticelli Ave, Meridian, in the Bainbridge Subdivision. I am writing to express my concerns and disagreement with the proposal to construct an In-N-Out Burger drive-thru at the corner of Lost Rapids & Ten Mile Rd. We have lived in Bainbridge for 6 years and have watched, with great dismay, the constant increase in traffic at that intersection from the commercial development on that corner. Please consider the following: 1) Entrance to Costco’s commercial parking lot & the apartment complex is really close to the Lost Rapids/Ten Mile stop light intersection. Vehicles are accessing that entry point by turning right from south bound Ten Mile, left from north bound Ten Mile, as well as straight through from the east side of Lost Rapids. Traffic flow is already backing up as cars slow down to make their turn into the parking lot. An In-N-Out drive-thru at that location would SIGNIFICANTLY increase the number of vehicles entering this area, further obstructing our subdivision’s access to residential homes and the apartment complex residents’ access to their homes. 2) In addition, any fast food restaurant that stays open past 9:00 pm would significantly raise the noise level for families living in the apartments and homes in this area, especially during the spring, summer, fall seasons when outdoor activities and sporting events are at their peak. 3) There is already a burger drive-thru in this commercial lot. Adding another burger fast food restaurant would create direct competition for the same type of product and eventually put one of them out of business. 4) Apparently the ‘customer flow’ information that I&O provided is flawed, comparing our neighborhood area with 10 California-based locations—NONE of them in residential or semi- residential areas. It would make more sense to offer this location to a more traffic and hours of operation controlled business organization such as a: doctor, dentist, physical therapy office. At the very least, if it must be another eatery, let it be a dine-in restaurant with limited hours of operation and seating, which would help control the traffic and noise levels. Please choose one that doesn’t directly compete with the existing chicken, burger, taco drive-thru restaurants and coffee shop we already have access to at this location. 1 PLEASE DO NOT ALLOW THIS PROPOSAL TO BE AUTHORIZED.
