I live at 3762 W Ladle Rapids Street and I am a Meridian resident. I want to correct some misinformation that is being spread by the Bainbridge HOA regarding the opposition to this proposal. It was reported by the Idaho Statesman in an article by Michael Deeds on March 12, 2025, that the HOA told the City that "80% of its 573-member group voted against the restaurant's location." That claim appears to be based on a survey that was conducted by the HOA in early September 2024. In the September 2024 (email) Newsletter sent out by Ann Marie Barid of the Bainbridge HOA on September 30, 2024, it states that 41% (of the HOA membership) responded to the survey. The newsletter does not mention the In-n-Out proposal, but in subsequent text and email communication with Ms. Baird and HOA President Wade Ramsey, they both confirmed the survey included a question about the proposed In-n-Out location. This was not a scientific survey or a statistical poll designed to represent the entire HOA membership. It was a volunteer survey sent out via email by the HOA and only 41 percent of the HOA membership chose to respond. If 80 percent of the respondents expressed opposition, that equals a total of 188 residences (572 X 0.41 X 0.80), and represents only 33 percent of the 572 members of the HOA . In reality, the majority of the HOA membership did not express an opinion about the proposed In-n-Out location because 59 percent of the members did not respond to the survey. This means that 67 percent of the HOA membership either support the proposed development or chose not to express an opinion because they didn't respond to the HOA survey. The Costco development at Tenmile and Chinden was approved by the City of Meridian before my wife and I built and moved into our home in February 2020. We were very happy to have a Costco so close and convenient to our new home. We have also welcomed development of the remaining pad sites, including the Cafe Rio and now the In-n-Out. We love the convenience of having so many of our favorite stores so close by. While traffic is an issue on Tenmile Rd, this is true of many places in Meridian and the Treasure Valley as the area continues to grow. Neither the development nor the increased traffic have had a negative impact on the property values or the desirable location of the Bainbridge subdivision as homes placed for sale are sold in a matter of days or a few weeks. 1 We whole-heartedly support the proposed In-n-Out location and we happily await its opening so that we can enjoy a summer evening walk to get a shake or fries without contributing to the traffic congestion in other areas of Meridian.
