Dear City of Meridian Planning & Zoning Department, I hope this message finds you well. I am writing to express my concerns regarding the proposed In-N- Out location at Lost Rapids and Ten Mile and its potential impact on our community. The extended hours of operation until 2 AM would result in increased noise, lights, and traffic for nearby homes, significantly affecting the quality of life for residents. Additionally, this proposal could pave the way for Costco to petition the City to allow semitruck deliveries along Tree Farm and Lost Rapids beyond the current 10 PM cutoff, further exacerbating traffic issues in our neighborhood. I would also like to point out that the ‘customer flow’ information provided by In-N-Out is flawed, as it compares our neighborhood to ten California-based locations that are not situated in residential or semi-residential areas. Similarly, the traffic study commissioned by In-N-Out is inadequate; it only analyzes the Ten Mile/Lost Rapids intersection over three days in early December, failing to account for choke points, accident-prone entrances, Chinden-Lost Rapids traffic, or the weekly event traffic from Hero’s Park and Keith Bird Park. Furthermore, it does not consider the upcoming Adero Park subdivision, which will add 270 homes between Bainbridge and Walmart, impacting traffic flow even more. Thank you for your attention to these concerns. I look forward to your response. Sincerely, Micki Virden 2303 West Bellagio Drive (Bridgetower Subdivision) (208) 484-9514 1
