Greetings Planning and Zoning Commissioners, I am writing in opposition to this location for In-N-Out. My reason is solely based on the amount of traffic this will bring to an already busy shopping center and congested surrounding streets. Please don't get me wrong, I think In-N-Out has a great business model and good food for the value. And that's the crux of the issue. Their business model is so good that they far surpass all of their fast food competitors. It's not even close. According to an article in the fast food trade publication "QSR", in 2022 In-N-Out averaged 700,000 visits per store. What's the industry average? 121,000 per store. In-N-Out has almost 5X visits per store compared to the average for all other fast food chains. I looked up the average daily traffic for a McDonald's. It's anywhere from 1,000 - 2,000 customers per day depending on location, weekends, etc. Using the above information there could potentially be 6,000 (on the low end) to 12,000 (on the high end) In-N-Out customers added to the already busy Costco shopping center. This will be crippling to the traffic around that shopping center. It will especially be bad for the north-bound traffic on Ten Mile, turning left onto W. Lost Rapids Drive. The traffic there is already bad as left turn traffic frequently spills deep into the north-bound lane of Ten Mile. An In-N-Out at this location will be a major headache to everyone living in the surrounding neighborhoods there. Please do not allow this to happen.
