Dear Members of the Meridian City Council,
I am writing to you in regards to the proposed In-N-Out Burger on the corner of Lost Rapids & Ten Mile in
Meridian. My wife and I just moved to the Bainbridge neighborhood a few months ago from Denver, CO. Our
desire was to be in a quiet, peaceful, residential neighborhood for our retirement. We certainly do not want to
be near an area with late-night eateries or businesses, especially those that bring excessive traffic and noise
into the neighborhood, along with late-night patrons and partiers.
Denver has nine In-N-Out Burger locations in the metro area, so we are very familiar with the restaurant and its
resulting traffic, congestion, and late-night issues. NONE of the locations are located near or in a residential
neighborhood due to those concerns. The city councils of Denver, Arvada, Aurora, Castle Rock, Lakewood,
Lone Tree, and Thornton understood the impact an In-N-Out would have created if placed near a residential
neighborhood, thus they only approved commercial locations away from residential areas – most are located
near I-25, I-225, I-70, and I-76 freeways and major shopping mall districts.
An In-N-Out restaurant located on the corner of the Bainbridge neighborhood would have these impacts:
Would cause excess traffic on Ten Mile Road and on the main entrance to the Bainbridge subdivision
(Lost Rapids). Our understanding is that an actual traffic study was NOT conducted during regular
business days/nights/weekend taking into account the regular traffic from Chinden/Ten Mile, etc.
Would be located inside a residential neighborhood, just steps away from the 55+ community
(Cadence).
Would be open late at night causing late-night traffic and deliveries that will be heard throughout the
community, causing noise and sleep issues.
Would attract late-night crowds where a certain percentage will have come from bars and restaurants
that serve alcohol.
Ten Mile and Chinden are already incredibly congested, especially with Costco and new
establishments, so adding In-N-Out Burger would amplify the congestion.
We are vehemently opposed to having an establishment like In-N-Out Burger located anywhere near the
Bainbridge neighborhood. In most other cities, In-N-Out Burger is approved for commercial zones only that are
located away from residential areas.
