The Traditions by Amyx II, LLP, hereby applies for final plat of 66 single-family residential lots
and 8 common lots on 28.22 acres.
The property is currently vacant. To the west of the site is Heritage Subdivision No.1; to the south
is Jasmine Acres Subdivision. To the east is Zebulon Heiahts Subdivision No.1, an office
subdivision in Boise City. The gross density of the final plat is 2.89 dwelling units per acre, with a
new density of3.J dwelling units J'ei a~ The,miniImun propetty size is 10,625 square feet, with
the average pro}Oerty size being 13,948. A pool and clubhouse will be built in a future phase of the
subdivsiion
The final plat is in conformance with the approved preliminary plat and meets all requirements or
conditions thereot The final plat confonns with all requirements and provisions of the UDC and
was prepared in conformance with acceptable engineering, architectural and surveying practices and
local standards. The property was annexed under Ordinance No. 05-006 which was recorded as
Instrument No. 105067163. The applicant entered into a Development Agreement, recorded as
Instrument No. 106111627.
