Dear Members of the Planning and Zoning Committee and Meridian City Council members,
I am a resident and voter in the city of Meridian. My neighborhood(Cadence at Bainbridge) borders the
business park where In & Out Burgers is requesting an exceptional use variance. Currently there is a steady
stream of traffic at this business park because as you know Costco is the anchor business there. Here are my
objections to allowing In & Out Burger an exception to current zoning laws.
In and Out Burgers will be open past midnight and will overwhelm nearby homes with constant
NOISE, LIGHTS and TRAFFIC. Homeowners appreciate having their homes as quiet
sanctuaries that we can enjoy inside and outside.
The ‘customer flow’ information that In & Out Burger provided is flawed. It compares our
neighborhood area with 10 California-based locations—ONE of them in residential or semi-
residential areas. We are located in Idaho, not California. Let's compare Idaho communities to
Idaho communities, not California.
The ‘traffic study’ that In & Out Burger paid for and provided is similarly flawed. It looks only at
the Ten Mile / Lost Rapids intersection on 3 days in early December. It does not consider the
various choke points with the accident-prone entrance north of the intersection, does not
consider the Chinden-Lost Rapids traffic, and does not include the weekly event traffic for 8
months out of the year for Hero’s Park or the 60+ vehicles for 4-days-a-week parked at Keith
Bird Park and along Lost Rapids. It does not consider the Adero Park subdivision that will be
presented in May that will add 270-homes between Bainbridge & Walmart. All of this data is
necessary to make a fair and balanced decision.
I respectfully ask that you consider all the facts and vote to deny this application from In & Out
Burger for the Chinden/Ten Mile location. There are numerous locations in Meridian that would
be conducive to this business and not infringe on the living conditions of the residents in
surrounding neighborhoods.
