Dear City of Meridian Planning and Zoning Commission Members,
I am a Bainbridge neighborhood homeowner whose backyard backs up to the corner of W. Lost Rapids
Drive and N. Calcutta Ave. Therefore, my home property is very near the intersection leading into the
proposed In-N-Out location, from W. Lost Rapid Drive.
First, I am a big fan of In-N-Out Burgers. However …
Before moving to our current home, nearly 5 years ago, our backyard in Roseville, CA backed up to a
street, very similar to W. Lost Rapid Drive. After we moved into our new home, an In-N-Out was built in a
shopping center directly across that street from our home and on the other side of a cinder block barrier
wall … a very similar scenario to what is being proposed here in our Meridian Bainbridge community. So,
what I share is from 13 years of real-life experience.
Since In-N-Out was not an entirely “new” phenomenon there, due to there already being another In-In-
Out in Roseville (similar to this situation) and other In-N-Outs throughout California, there was not an
overwhelming increase in tra?ic flow … but, there certainly was an increase, especially at lunch, dinner
time and on Saturdays and Sundays. What we did not have to deal with there, was having the tra?ic flow
increasingly exacerbated by there being a Costco in the same shopping center. That is a MAJOR factor
here. Since Costco was built here, we have seen a surprisingly increasing flow of tra?ic entering the
Costco shopping center from W. Lost Rapids Dr. Often now, even without any In-N-Out tra?ic flow,
sometimes cars are lined up (in both directions) from W. Lost Rapids Dr. to Costco. When we deal with
this it makes us really ponder how bad the tra?ic snarl would be if In-N-Out tra?ic is added to that
pattern???
In addition to the significant tra?ic flow concern, there are some other opportunities ???????that the local
Bainbridge community neighbors can look forward to …

If you love the smell of In-N-Out’s grilled onion concoction that they add to “animal style”
burgers and French fries, you are in luck. In Roseville, when the wind was right, we were
blessed with that smell wafting through our neighborhood.
We also looked forward to (NOT REALLY ??????), especially on Friday and Saturday nights,
often hearing motorcycles, souped-up cars, and cars with super loud sound systems with
windows down demonstrating their noise capabilities, as they waited in line. This is
especially concerning when considering that In-N-Out’s hours of operation are Sunday –
Thursday: 10:30 AM-1:00 AM; Friday & Saturday: 10:30 AM – 1:30 AM.
With all that being said, I love In-N-Out and I hope In-N-Out will build another restaurant in Meridian. But
this is not the appropriate location. It would seem much more appropriate for them to build not so close
to a residential area, e.g., south on Ten Mile Road, towards the I-84 freeway.
Hopefully, my 13 years of personal experience in having been through a similar situation in another City,
will give you some experiential information to help you determine that this proposed location for In-N-
Out should not be approved. Thank you for your consideration of concerns that carry long-term and
increasing ramifications.
