Re: In and Out Burger request to purchase land and operate an In &Out Burger at the
corner Ten Mile and Lost Rapids
We are writing to request that The City of Meridian disapprove the sale of land to In &Out
Burger on the corner of Ten Mile and Lost Rapids. We have owned a home and been
residents in Bainbridge Subdivision for 7 years.
We think the City of Merdian has generally done a good job managing growth in the area.
This is a residential area with a large retail outlet, Costco, already surrounded by many
smaller businesses. We are customers of Costco. With the exception of Tues and Wed.
afternoon, whenever we travel to Costco, there is significant traffic and backup getting into
the parking lot off of Lost Rapids and Ten Mile. On weekends, the traffic into Costco and
neighboring businesses is virtually in a state of gridlock. After studying the situation, we
and our neighbors would like you to turn down this purchase of land for an In &Out Burger
because:
1. This is a residential area and is not the right location for In and Out Burger operating
until 2:00 am causing excessive noise, lights and traffic. Approval will likely give
Costco the incentive to again ask for truck deliveries past 10:00pm which is not
wanted in this residential area.
2. The"Customer Flow"and "Traffic Studies"done by In &Out are flawed for various
reasons. Significantly, they do not address the rapidly increasing snarled up traffic
at the Lost Rapids/Ten Mile to Chinden/Ten Mile intersections. There are also two
community parks, Hero and Keith Bird, that will be negatively affect families trying to
arrive and depart by the large increase in traffic.
3. No consideration has been given to the additional traffic from 270 new homes in the
Adero subdivision that will feed into Chinden and Lost Rapids off of Ten Mile.
4. There is already a large commercial retail area designated for businesses such as In
&Out Burger on the Southeast corner of Chinden and Linder Road. This area has
the least negative traffic and quality of life impact on residential homes and is
specifically zoned for retail restaurants.
Please consider that this is a residential area with an already burgeoning traffic problem
that would be exacerbated by the addition of In &Out Burger. Please vote against allowing
the purchase of land by In &Out to operate an In &Out Burger.
