City Council Members, I am writing to voice my opposition to approving the In N Out location on Ten Mile and Lost Rapids. This is the street my family uses to enter into our neighborhood. I am greatly disappointed that In N Out has chosen this location for its next store. I have issues with the noise, light, and traffic disturbance this location will bring to our residential neighborhood. I looked at the customer flow information that In N Out provided, and I find it greatly flawed. It compared our neighborhood to 10 California based locations none of which are in residential neighborhoods. I have visited a few of these California locations, and can attest to noise, light, and traffic pollution all night long. In those area, In N Out blends in, but that will not be the case for our neighborhood entrance which is only busy during Costco business hours. I couldn’t imagine In N Out being a welcome site at 12am! I am also greatly disappointed in the traffic study In N Out provided as it only considered the traffic off Ten Mile/Lost Rapids, and did not consider how In n Out’s traffic would compound the current traffic from Chinden/Ten Mile. Not to mention, In N Out only looked at the traffic on 3 days in December. This shows they are out of touch with the area because if you lived here you would know 8 months out the year there is event traffic from Heros and Keith Bird Park. As well as, more housing being developed with a new subdivision in the works with 270 homes. This is not a place for 2am burgers. For all these reasons, I am urging you to please deny In N Out from opening their next location on Ten Mile/Lost Rapids. This is a neighborhood not a mall.
