Subject: Regarding the Conditional Use Permit for In & Out construction on corner of Ten Mile and W. Lost Rapids
TO: The Planning Zone, City Council and Mayor;
11 -5B-6
I live in Cadence of Bainbridge and have been here for 4 years. Over the
course of time, a number of businesses have been built in the parking lot
of Costco and traffic has become a nightmare. Too many businesses for the
space alotted. There is EXTREME concern in our communities over the
construction of In & Out being built on the corner of 10 mile and W. Lost
Rapids with the entry of W. Lost Rapids being the site where vehicles will
come in.
1) This site is not large enough to accommodate the proposed use and the
volume of vehicles it will attract. Currently there are issues of Parking
and congestion for the Costco members in the parking lot at various times
& days of the week. I walk over and see it as I enter the store.
There are already a number of fast food places in the same location, 2
chicken places ( one to be built soon) 1 Mexican and 1 Hamburger. DO YOU
REALLY THINK WE NEED ANOTHER??
2. The increased traffic will cause significant problems on 10 Mile,
turning into W Lost Rapids ( which it cannot accommodate.) This will also
impact the residential homes who use this road to go HOME.
3. A traffic study should have been done ( not at 6 am as we were told by
the In & Out person), but during rush hours. We already have numerous
accidents happening at this location due to cars turning. Does ACHD show
the number of accidents in the past year, as well as the volume of cars
with all the new construction?
6. The traffic created in this small area will be detrimental to the
welfare of the community. Large number of children live in our community
and the increase volume of cars coming in from W. Lost Rapids and Tree
1
Farm will be very disruptive to DAILY LIVING for all communities
surrounded.
For those of you, who are reviewing this proposal, I wonder how many of
you would like to have In & Out in your backyard?
In closing overall our communities are strong supporter of In &
Out however the location should not be placed in such a residential area.
It is my hope and prayer, this will be carefully re-examined and moved to
a more fitting and safe location for all.
Sincerely,
One of your constituents
