Sonya,
Attached is a PowerPoint presentation that I would like to bring up during the hearing this evening. I will bring this
on a thumb drive just in case. We are in agreement with the sta? report and conditions of approval noted in the
sta? report. I did have one item that I would like to discuss as a modification to one of the conditions.
In the MU-N designated area, we will change the sidewalks to detached with planter strips and street trees. We
would like to request that the sidewalk requirement be removed along the west side of the section of S. Longitude
Dr. as highlighted below. Putting in a detached sidewalk along that side of the street:
1. Does not provide any meaningful pedestrian connectivity since no lots abut that side of the street and
there is no sidewalk on Wells Circle to the west.
2. Would require compressing the residential and amenity space on between Longitude Dr. and Wells St.
3. this would allow the retention of some existing larger trees along that section of the shared property line
and could be landscaped further to bu?er the residence to the west.
Once that parcel redevelops, the sidewalk could be installed along that side of the street as part of a continuation
of the street pattern. The consultant will be revising plans to show the detached condition with the final plat.
Please let me know if this is an acceptable revision to that condition.
Thanks!

Trees that would be much easier to retain through construction (these fall on the project side of the fence/property
line). If we remove the sidewalk along here, we will have about 7’+ of additional landscaped area that could
protect those. Just wanted to provide some additional information.
Thanks,
Ben Semple, PLA, ASLA
