To whom it may concern, I am a current Woodbridge resident and have lived at 624 S Woodhaven Ave for the past 22 years. My property will directly back up to the proposed Latitude 43 subdivision. I have several concerns. My first concern (and my biggest concern) is the increase in traffic this will cause. We currently have two ways in and out of the community. Currently, the wait time at a light on Eagle Road could be up to 12 min, with traffic backed clear to the stop sign on Allen Street. The other route takes you to Locust Grove and backs up with drivers attempting to turn left onto Locust Grove. I can't even begin to tell you the amount of near accidents I have seen at this spot. The city approved a Locust Grove entrance when Danik was built and later ProCare moved it. It is a mess. I have personally requested a light at the spot, but have been told it is impossible. The city needs to do something about this! My second concern is the fence. At the Woodbridge neighborhood meeting, the builder stated that the back of their proposed houses would be more than 20 feet from our back property line. The same information was repeated in a subsequent conversation with Life Style Homes. Woodbridge had the misfortune of being given inaccurate and misleading information from the previous builder in 2021 where we were given information in writing as well as copies of a plat design drawing that specified no less than a 27' for two stories along the west property line. This was also submitted to the P&Z commission as part of a development agreement. Right after Woodbridge supported the project at the P&Z Commission hearing, the builder told us he was not required to adhere to that setback and was planning on a 12' setback. Woodbridge has fought for years to prevent a development that would compromise our quality of life. Therefore, I am requesting that the builders of Latitude 43 provide details of their planned setback next to the Woodhaven neighbors in writing that will be part of the development agreement and that they will also adhere to. Lastly, is the fence. The perimeter fence dividing Woodbridge from Latitude 43 was of poor construction. The fence was built crooked to avoid the tall rose trees and many along Woodhaven lost several feet of their property since property lines were not considered. We paid to rebuild our rear fence, jutting backward to the property line pins to reclaim our property. However, this leaves a very uneven perimeter fence, with many sections of very poor construction. How is this fence issue going to be handled? Our home has one of the largest backyards -- how many "homes" am I going to have butting up to my ONE fence? Thank you for your time and consideration. If you have any questions, please let me know.
