Planning Review Notes -A development agreement modification will be required for this project to amend the concept plan (building locations and access)and provision #6 to remove vehicle repair minor from the prohibited uses. - Consider reorienting the building where the bay doors do not face Franklin Road. A water conserving design can be considered to reduce the street landscape buffer by 50%. This would provide additional space on site. - Parking to the south either needs a minimum of 5 feet of landscaping or parking abutting it on the this site. -The landscaping throughout the site will be required to be brought into conformance with this MDA. -The elevations will need to incorporate additional field materials as it appears the building is entirely one material. An example of a grease monkey location that would meet our standards is 620 treeline road, Kalispell MT. - Neighborhood meetings.1. Applicants for applications requiring a public hearing are required to hold a neighborhood meeting to provide an opportunity for public review of the proposed project prior to the submittal of an application, except a neighborhood meeting is not required for city council review, a vacation, and/or short plat. 2. Notice of the neighborhood meeting shall be provided to all property owners of record within five hundred (500)feet of the exterior boundary of the application property. Notice of the meeting shall be either hand delivered or mailed to the recipients. 3. Notice of the meeting shall be provided at least five (5) days prior to the meeting. The meeting shall be held not more than three (3) months or less than ten (10) days prior to the submittal of an application. 4. Neighborhood meetings shall be held Monday through Thursday (excluding holidays) and start between 6:00 p.m. and 8:00 p.m.5.Location of the meeting must be within five (5) miles of the project site or at Meridian City Hall. Not less than ten (10) days prior to the hearing, the applicant shall post the property noticing the public hearing.
