To whom it may concern,
I am a Woodbridge resident, 582 S Woodhaven Ave, and will directly back up to the proposed
Latitude 43 subdivision. I have several concerns.
1) At the Woodbridge neighborhood meeting, the builder stated that the back of their
proposed houses would be more than 20 feet from our back property line. The same
information was repeated in a subsequent conversation with Life Style Homes. Woodbridge had
the misfortune of being given inaccurate and misleading information from the previous builder
in 2021 where we were given information in writing as well as copies of a plat design drawing
that specified no less than a 27' for two story along the west property line. This was
also submitted to the P&Z commission as part of a development agreement. Right after
Woodbridge supported the project at the P&Z Commission hearing, the builder told us he was
not required to adhere to that setback and was planning on a 12' setback. Woodbridge has
fought for years to prevent a development that would compromise our quality of life.
Therefore, I am requesting that the builders of Latitude 43 provide details of their planned
setback next to the Woodhaven neighbors in writing that will be part of the development
agreement and that they will also adhere to.
2) My backyard slopes downward towards my house. The Latitude 43 parcel backing up to my
yard is a couple of feet higher than mine. This issue affects several of the houses along the
properly line. Since Woodhaven slopes toward the South, we have had continuous drainage
issues, particularly from higher neighbors who overwater their property. Many Woodbridge
homeowners have had to deal with water in their crawl spaces. I would like clarification about
what the Latitude 43 builders can do to prevent a drainage issue which could significantly affect
some of Woodhaven houses including mine.
3) The perimeter fence dividing Woodbridge from Latitude 43 was originally of built of very
poor construction. The fence was crooked to avoid the tall rose trees and many along
Woodhaven lost several feet of their property since property lines were not considered. Many
of the fences fell over when windy. Some of us paid to rebuild our rear fence, jutting backward
to the property line pins to reclaim our property. This leaves a very uneven perimeter fence,
with many sections of very poor construction.
