RE: Centerpointe Mixed-Use Narrative
Dear Planning Staff, Planning and Zoning Commissioners, Mayor and Council Members:
MGM Meridian LLC and MGM Meridian 2 LLC (collectively, the"Applicant") are excited to
proceed with the previously approvals for the Centerpointe Mixed-Use Project(the
"Project"), located just south of Ustick Road and west of Eagle Road. The 11.17-acre
project site (the"Site") is located at 3100 Centrepoint Way and 3030 N. Cajun Lane,
Meridian Idaho and includes Ada County Parcel numbers S1105110111 and S1105110120.
BACKGROUND.
The Existing Development Agreement (Instrument#2022-079000)was approved on July
12, 2022, and recorded September 14, 2022.
DA MODIFICATION.
The existing DA covers two parcels with separate ownership and uses— Parcel F was
previously approved for a 9,600 square foot commercial building and Parcel E was
approved for residential. We request that each parcel and ownership entity have a separate
Development Agreement.This will allow the projects to move forward independently. In
addition, we request that Section VI, item 6 of the Development Agreement, be deleted and
replaced with the following language:
Parcel E -The required landscape street buffers and multi-use pathway segments shall be
constructed and vegetated with the residential phase of development along E. Ustick
Road; the proposed 25-foot landscape buffer along the west and south boundaries shall be
constructed with the residential phase— Parcel E of development.
Parcel F-The required landscape street buffers and multi-use pathway along N. Eagle
Road will be constructed and vegetated with the development of the Commercial Parcel—
Parcel F.
There are no other changes being requested.
