located gust off the NE corner thereof. Also transferred herewith are
8 inches of irrigation water rights.
The tract contains 10 acres, more or less, and is subject to the road
rights of way listed above and to other existing rights of way, except
one acre described as follows:

said Section 31 to a point;
thence North 0009 ' west 670.26 feet to a pipe set by M.V.Davenport, a
map of which is. dated April 4, 1970, and described by M.V. Davenport as

thence North 89055 ' last 175.00 feet along a 1/64 section line to a point,
which is the REAL POINT Ot+' BEGINNING;
thence continuing North 89055 ' East 302.50 feet along a 1/64 section

their heirs and assigns forever. And the said Grantor does hereby covenant to and
with the said GranteJ3 , that the y the owner s in fee simple of said premises; that they are free
from all encumbrances ExCEPT taxes for the year 1978 which are liens but
not yet due or payable .
