Your email has been received by the office, and we will make sure to share it with the Mayor and Council. Because there is an open application for this project, the Mayor and Council are prohibited from conversations unless on the official record in the public forum. That terminology and process can be confusing sometimes, so I am happy to chat with you if you have additional questions and/or get you to appropriate planning staff. I understand that the application for this project is next heard at the Planning and Zoning Commission on Thursday, April 3, 2025, at 6:00pm. As you may be aware, the City does not determine which food service or business locates at a property, the City regulates the land use of various properties and businesses decide to locate at given sites or areas based on market conditions. That said, we take public feedback seriously and want you to know that we have received your email and have read your comments regarding the traffic concerns. I appreciate your comments and have copied the City Clerk so that they can add your comments and email to the public record. I have also copied the City Planning Manager, Bill Parsons, in case you have additional questions better suited for him, and so this record can also be added to the project file. This location is terrible for this type of restaurant. Yes, they have planned it out with a drive through…and people argue “they” know what they are doing…and yet, in and outs in CA and elsewhere have horrific traffic that impacts nearby businesses and streets. The whole lane to the apartments, Costco, and other business will be completely blocked. Overflow will be on Lost Rapids and on to 10-Mile. Access to the LDS church will be impacted, and access to the neighborhood also blocked. We are a neighborhood. We already have Costco semis parking on Black Cat. We don’t need semi’s and restaurant traffic through our neighborhood essentially 24/7. We didn’t sign up for this when our homes were built. We have tried to be decent neighbors with Costco, but and In-and-Out goes too far. There are smarter locations that could be planned ahead for less impact, like The Village. 2
