Dear Meridian City Planning & Zoning Commission, I am writing in strong opposition to the proposed In-N-Out location at the SE corner of Ten Mile and Lost Rapids. While I am not opposed to In-N-Out establishing a presence in Northwest Meridian, this particular location is completely inappropriate and will have significant negative impacts on our community. The most pressing concerns include: 1 Traffic & Safety Risks – This development will drastically increase traffic along Lost Rapids Drive and Tree Farm, creating dangerous conditions near bus stops, our neighborhood park, and residential streets. With drivers cutting through neighborhood roads to avoid Ten Mile congestion, pedestrian and cyclist safety will be severely compromised. ACHD has already made it clear that there are no viable preemptive solutions to mitigate these risks. 2 Late-Night Disturbances – In-N-Out’s proposed late-night hours (open until 2 or 3 AM) mean constant noise, lights, and traffic disruptions, negatively impacting nearby residents’ quality of life. The current restrictions on late-night semi-truck deliveries to Costco, the gas station, and Burger King (limited to 11 PM - 5 AM) will likely be rendered meaningless, further exacerbating overnight disturbances. 3 Alternative Locations Exist – There are numerous nearby locations that would allow In-N-Out to operate in the same general area without compromising neighborhood safety and livability. Moving just a block south or a mile east or west would alleviate these concerns entirely while still serving the same customer base. The Bainbridge community survey results were overwhelming: 80% of respondents OPPOSE this location. That is not a small minority—it is a clear and decisive rejection of this proposal. This decision should be made with the well-being of impacted residents in mind, not just business interests. I urge you to reject this request and encourage In-N-Out to consider a more suitable alternative. Thank you for your time and consideration.
