Dear Planning Department;
As representative for Bellingham Park, LLC, please accept this application for Bellingham Park
Subdivision No.3, located on the east side of South Locust Grove Road, Y2 mile south of Victory
Road in Meridian, Idaho, Section 29, Township 3 North, Range 1 East of the Boise-Meridain.
Bellingham Park Subdivision No.3 includes 7.76 acres and has been designed with 43 lots (38
residential, 5 common)
This letter is included with the City of Meridian final plat application.
The enclosed application has been submitted in accordance with the requirements of the Meridian
Zoning Ordinance. The development has also been designed to be in compliance with the intent of
the Meridian Comprehensive Plan.
TIlls plat contains lots ranging in size from 5,200 square feet to approximately 5,400 square feet. As
allowed for in Section 11-10-05 of the Meridian Zoning Ordinance, 1,100 to 1,300 square foot house
sizes for 25% of the development are approved, with the remaining 75% being above the 1,301 square
foot minimum for the R-8 zone. All streets and alleyways will be public and will ~ constructed to
Ada County Highway District and Meridian City standards. In addition, the density is in compliance
with the intent of the Comprehensive Plan Future Land Use Map, which designates this area as
Medium Density Residential 3-8 dwelling units per acre.
All common landscape area lots will be owned and maintained by the Homeowners Association.

In conclusion, Bellingham Park Subdivision phase 3 willlJ'e a quality and compatible addition to this
area of Meridian. The development is adjacent to similar residential development to the north, and
provides consideration for future development along its remaining boundaries. Bellingham Park
Subdivision will benefit the public interest by providing a mix of desirable housing needs to this area
of the City while allowing for the continued improvement and expansion of city services and an
increase in the City's tax base. 'Phis application submittal includes all items listed within the final plat
checklists.
