I would appreciate this being read at the meeting tonight:
To Whom it May Concern:
As a concerned resident of Fairbourne as well as a realtor in the community, I do not believe
that Brighton should be allowed a rezoning from R-8 to R-15.
You all voted their proposal down in December, and even if their updated proposal significantly
reduces the number of homes below the 177 lot threshold, this seems to make very little sense
for the city and the nearby community.
In addition, one of the only councilmembers who had anything positive to say about Brighton's
plan at the last council meeting said that with a TN-R rezone, Brighton would need to bring the
amount of homes down significantly below150 with a rezone. However, that would still not allow
for the amount of open space and amenities required for such a significant amount of homes
and place an unnecessary burden on the neighboring developments to the north and east.
Brighton's updated proposal calls for 157 building lots, and therefore is not close to what you all
encouraged them to do in December.
Whatever Brighton proposes tonight, I'm not convinced that this will be the last proposal. Taking
the zoning from R-8 to R-15 would nearly double the amount of properties allowed per acre,
and pave the way for Brighton to alter plans in the future to build even more dwellings or
rental/lease structures.
Because R-15 conditionally allows for options like multi -family development, manufactured
home parks, storage facilities and daycare centers, this could lead to even greater density if
and when Brighton decides to submit a revised plan after a rezone approval. Furthermore,
Brighton conceded during the last meeting that it would be a "possibility" that this could be
converted to a "for rent" community, which would also place additional burden on neighboring
developments with regards to traffic and amenities.
While I certainly support additional opportunities for lower -priced homes for first-time buyers to
get into the Meridian market, I believe this is a plan for only the highest and best use with
regards to Brighton's profits, rather than the highest and best use for the neighboring
community, surrounding property value and nearby traffic flow.
Therefore, I respectfully urge the council to deny this approval and encourage Brighton not to
return for approval of any further plans unless they fall into the requirements set forth by the
current R-8 zoning parameters.
Thank you for your time- I hope and pray that you'll take these comments and those of many
others in opposition to this rezoning into consideration.
