Project Narrative
Ventana, LLC, hereby applies for fmal plat of70 single-family residential lots and 4 common lots
on 18.21 acres.
The property is currently vacant. To the west of the site is Paramount Subdivision; to the south is a
new middle school site for Joint School District No.2. To the east and north of the site are previous
phases of Vent ana Subdivision. The gross density of the fmal plat is 3.84 dwelling units per acre,
with a new density of 4.83 dwelling units per acre. The minimum property size is 6,388 square feet,
with the average property size being 7,904. A pool and clubhouse are being constructed in a
previous phase of the development.
The final plat is in conformance with the approved preliminary plat and meets all requirements or
conditions thereof. The fmal plat conforms with all requirements and provisions of the UDC and
was prepared in conformance with acceptable engineering, architectural and surveying practices and
local standards. The property was annexed under Ordinance No. 05-1129, recorded as Instrument
No. 105014062, records of Ada County, Idaho. A development agreement was not required as a
condition of annexation.
