The property is currently vacant. To the west of the site is Paramount Subdivision; to the south is a new middle school site for Joint School District No.2. To the east and north of the site are previous phases of Vent ana Subdivision. The gross density of the fmal plat is 3.84 dwelling units per acre, with a new density of 4.83 dwelling units per acre. The minimum property size is 6,388 square feet, with the average property size being 7,904. A pool and clubhouse are being constructed in a previous phase of the development. The final plat is in conformance with the approved preliminary plat and meets all requirements or conditions thereof.
