SitelLandscape Plan: The SitelLandscape Plan prepared by Chris Klein, dated 11/16/06 is approved (stamped "Approved" on December 8, 2006 by the Meridian Planning Department) with the following notes: 1) UDC 11-3B-8c All parking lot and perimeter landscape planters shall have a minimum width offive feet, measured frOIQ the inside of curb; 2) UDC 11-3 B-1 All proposed trees shall be a minimum two inch caliper (shade or ornamental) or a minimum of six feet tall (evergreen); 3) Along with the proposed trees, all parking lot planters shall include low shrubs or other vegetative ground,90ver; 4) Due to sidewalk construction plans by ACHD (see em ail from ACHD, dated 12/8/06) the applicant is not required to install the sidewalk along W First Street with this project. The elevations are in compliance with the Downtown Meridian Design Guidelines and;shall not be altered without prior approval from the Planning Department. , - Protection of Existing Trees: t>-ny existing trees on site must be protected or mitigated for in accordance with the Tree Preservation section of the City's Landscape Ordinance. Per UDC 11-3B-I0, coordinate with the Parks Department Arborist (Elroy Huff, 888-3579) for approval of protection/relocation measures for the existing trees prior 'to construction. Any severely damaged tree must be replaced in compliance with UDC 11- 3B-I0-C.5..' Parking: The proposed parking areas shall be paved and striped in accordance with UDe 11-3B. Project engineer/architect shall certify that the number and size of handicap-accessible spaces conforms to the Americans with Disabilities Act (ADA). Handicap accessible stalls must have signage in accordance per ADA and signed accessible. See redline parking changes/notes on the site plan. :;. North East comer lot on the South side of Cherry lane. This is currently zoned OT. At this time a 1950's residence is on this approximately 1/3 acre lot. :.- Scope of work: Permit Requested for movement of ONE WALL. It is requested of the planning committee to allow the modification and improvement of this 1950's home, into a SINGLE TENANT, PROFESSIONAL OFFICE, single story building. The interior, and exterior will be 100% upgraded including, plumbing, electrical, windows, doors, walls, exterior finishes, and roof. 1. Architectural Character This 1950's house already has much character and is being improved through tying in the single garage into the house itself. Weare adding windows and bringing the recessed entry way to the front with sidelight accents and a full window door. The entry way shall be covered. 100% new exterior and Roof "' Roof shall incorporate multiple roof planes, overhanging eaves, and be a sloped roof design. 2. Color and materials The new exterior will be a "STUCCO" finish with NEW WINDOWS in all existing window locations. The pattern variations will consist of two colors, stucco material, and some stone. Exterior Colors will be TWO TONE, Light colored TanJBrown stucco finish. Roofwill be ARCHITECTURAL SHINGLE design of a DARK Grey/black tone. .. Dimensional Improvements will be made to the exterior around windows and doors to achieve a more attractive, commercial appearance. . IN AD~ITION, LARGE, WINDOWS will be ADDED to the FRONT and SIDE's of the STREET FACING Walls. No mirror or tinted windows will be used. It is our intent to place as large of windows as appropriate for the design and function of the building to remain useable. In some cases this will exceed the design standards of old town, and on some existing wa}.ls, this will not meet the standards. . Parking Lots Parking is limited due to the use of the existing structure of the old house. We have maximized parking while keeping 2/3 of the existing landscaping. Per code, no additional landscaping is required, as we are not adding more than 25% of the buildings original size. We will however, improve the existing grass areas and it is our intent to over time create a very manicured, park like open space around the office. It is not our intent to pave the " entire lot. We are open to other suggestions from the committee. As shown in the drawings, we will be landscaping around the building, and adding three trees between Cherry Lane and the building. While this isn't a requirement based on the percentage of addition to the property, we feel it will better represent the desired look of the old town area and offset some of our limitations on adding windows to existing walls on the structure. Parking will be accommodated on the east side of the building, no parking will be designated in the "front" or the North side facing Cherry Lane. Parking will be accessed from West 1 st, no access is req~ested from Cherry Lane at this time. 4. Pedestrian walkways An existing eight foot walkway is currently installed along the Cherry Lane side of the property. It is understood the City will be installing the W. 1 st sidewalks early 2007. This will fully wrap the property with the desired pedestrian walkways. This is a very expensive investment to bring a 1950's home up to the downtown/old town standards. It was the initial intent to paint the house and install a ramp on this existing home to bring it to the minimum commercial occupancy requirements. My involvement with the city and community led us to fully renovate this structure into what we believe is representative of desirable old town professional use. I would ask your understanding and flexibility in some areas that do not meet your intentions of new constru&ion, drawing your attention to areas where we far exceed the minimum requirements to have simply occupied the old structure. A contractor is not involved with the renovation and I am significantly challenged as an individual to submit the in depth requirements asked for in the design review-application and tenant improvement application. I ask your understanding and patients in reviewing the documents submitted. Anything you can do to facilitate the process and speed the issuance of my building permit would be greatly appreciated.
