RE: Public Utilities Easement Reduction
Dear Planning Staff,
This letter of intent is requesting a utility easement vacation for one(1)lot within Graycliff Estates No. 5.
This Lot in this application is located at 4445 S Tandycroft Ave and its legal description is Lot 12,Block 9
of Graycliff Estates No. 5.
Due to the configuration of this flag lot and the platted side utility easement being 10' in width, we have
found that this lot does not adequately fit any of our footprints from our housing collection for Graycliff
Estates.
We are therefore requesting a reduction in the side utility easement from 10' to be reduced to 5' in width.
This reduction of 5' will allow all our building floors plans to fit this lot.

Currently Phase 5 does not have any residential homes constructed, so currently there are no affected
property owners for this application. I have contacted all the impacted utility companies and have received
approval letters for this request which are included in this application.
