ursuant to our pre-application meeting of 2/13, we have notified and conducted
'" the required neighborhood meeting.
Having completed these tasks and as a result of the previously approved master
plan for Bridgetower Crossing #7 (FP-04-031), the applicant, Primeland
Development respectfully requests conditional use approval to construct two in-
line retail buildings; one including a drive through, on a parcel of 4.19 acres. The
site, located on the southeast corner of 10 Mile and McMillan Roads, is
surrounded by the public street system and will take access as provided by the
ACHD.
It is the' applicant's intent on constructing the entire project in one phase, as
delineated onthe site plan, including provisions for cross access to the westerly
parcel.
We believe this application is consistent with the Comprehensive Plan and meets
the dimensional standards in the Zone.
We trust your Staff will concur and positive findings for approval will result. If you
have any questions and/or clarificatio regarding this application, please do not

COMMITMENT OF PROPERTY POSTING
Per Unified Development Code (UDe) 11-5A-5D, the applicant for all applications requiring a
public hearing (except for a 'ODC text amendment, a Comprehensive Plan text amendment
and/or vacations) shall post the subject property not less than ten (10) days prior to the hearing.
The applicant shall post a copy of the public hearing notice of the application(s) on the property
under consideration.

photograph of the posting to the City no later than seven (7) days prior to the public hearing

Landscape plan - * 1 copy (folded to 8 Yi" xl] " size)
Plan must have a scale no smaller than 1" = 50' (1 " = 20' is preferred) and be on a standard
drawing sheet, not to exceed 36" x 48" (24" x 36" is preferred). A plan which cannot be drawn in
its entirety on a single sheet must be drawn with appropriate match lines on two or more sheets.
The followin items must be included on the landsca elan:
· Date, scale, north arrow, and ro'ect name
· Names, addresses, and telephone numbers of the developer and the person and/or
firm re arin the Ian
· Existing natural features such as canals, creeks, drains, ponds, wetlands,
flood lains, hi h oundwater areas, and rock outcro in s.
· Location, size, and species of all existing trees on site with trunks 4 inches or
greater in diameter, measured 6 inches above the ground. Indicate whether the
tree will be retained or removed.
· A statement of how existing healthy trees proposed to be retained will be
rotected from dama e durin construction
· Existing buildings, structures, planting areas, light poles, power poles, walls,
fences, berms, parking and loading areas, vehicular drives, trash areas, sidewalks,
pathways, stormwater detention areas, signs, street furniture, and other man-made
elements.
· Existing and proposed contours for all areas steeper than 20% slope. Berms shall
be shown with one-foot contours.
· Si ht Trian les as defined in 11- 3A -5 of this ordinance.
· Location and labels for all proposed plants, including trees, shrubs, and
groundcovers. Scale shown for plant materials shall reflect approximate mature

· A plant list that shows the plant symbol, quantity, botanical name, common name,
minimum planting size and container, and comments (for spacing, staking, and
installation as a ro riate .
· Planting and installation details as necessary to ensure conformance with all
re uired standards.

· Calculations of project components to demonstrate compliance with the
requirements of this ordinance, including:
)> Number of street trees and lineal feet of street frontage
)> Width of street buffers (exclusive of right-of-way)
)> Width of parking lot perimeter landscape strip
)> Buffer width between different land uses
)> Number of parking stalls and percent of parking area with intemallandscaping
)> Total number of trees and tree species mix
)> Mitigation for removal of existing trees, including number of caliper inches
