RE: H-2024-0066 /299 S Black Cat Road/Core & Main
Feedback has been requested regarding a proposed annexation and rezone from RUT (Rural
Urban Transition) to L-I (Light Industrial) for the future development of a 19,000 square foot
building that includes a 14,492 square foot warehouse and 4,508 square feet of office space on
4.42-acres located at 299 S Black Cat Road, within the Meridian Area of City Impact.
Land Use
The Land Use Map of the Meridian Comprehensive Plan,as adopted by Ada County,designates
the property as Low-Density Employment within the Ten Mile Interchange Specific Area (Ten
Mile SAP), which is to provide low-rise office and specialized employment areas. As the
proposed zoning from RUT(Rural Urban Transition)to I-L(Light Industrial)is consistent with
the property directly to the south, and as the proposed building is for an industrial type of
business and will expand employment opportunities to the area, the application is compatible
with the adopted Land Use Map.
Comprehensive Plan Goals and Policies
Ada County is in support of the application as the proposed industrial use is close the state
interstate, 1-84, and the future extension of the state highway, SH-16. The City of Meridian's
Comprehensive Plan and the City's Ten Mile Interchange Specific Area Plan does encourage
industrial use development as follows:
Goal 3.06.02D: Plan for industrial areas with convenient access to state highways or the rail
corridor, where appropriate.
