Boundary Description
A portion of Lots 7, 21 and 22 of the Amended Magic View Subdivision, filed in Book 52 of
Plats at Pages 4445-4446, Ada County Records, being located in the East Half fo Section 17,
Township 3 North, Range 1 East, Boise Meridian, City of Meridian, Ada County, Idaho, being
more particularly described as follows:
BEGINNING at the Center Quarter of Section 17, Township 3 North, Range 1 East, Boise
Meridian, from which the North Quarter Corner of said Section 17 bears North 00023'48" East,
2,657.09 feet; said POINT OF BEGINNING being the Southwest Corner of said Lot 22; said
point also being on the Easterly boundary of that certain plat of Snorting Bull Subdivision
Phase 2, Bk 84, Pg 9316, Ada County Records
THENCE North 00023'48" East, a distance of 901.42 feet, to a point on the Southerly right-of-
way of E. Magic View Circle;
THENCE South 80009'03" East, along said Southerly right-of-way, a distance of 670.35 feet to a
point on a tangent curve;
Thence along a tangent curve to the right with a radius of 20.00 feet, a central angle of
96'58'11", and a chord bearing and distance of South 31039'57" East, 29.95 feet, an arc
distance of 33.85 feet, to a point on the Easterly right-of-way of S. Wells Street;
Thence along said Easterly right-of-way the following three (3) courses and distances:
1. South 16049'09"West, a distance of 720.47 feet, to a point on a tangent curve;
2. Thence along a tangent curve to the left with a radius of 157.00 feet, a central angle of
