HomeMy WebLinkAboutPZ - Neighborhood Meeting Letter and Sign in Rodney Evans+Partners,LLC 1450 W.Bannock St. Boise,Idaho 83702 p: 208-514-3300 www.reandpartners.com RODNEY EVANS+PAR7'NLRS Landscape Architecture+Urban Design+Land Use and Site Planning+Entitlements+Project Management August 15,2024 Dear Resident, Prior to the submittal of a development application, City of Meridian Code requires a meeting between the applicant and neighbors for certain types of development.The developer and design team would like to meet and review the development plan of the properties at 675, 715,and 955 S.Wells St., Meridian, ID 83642.The proposed project includes a rezone of the subject parcels (approximately 16.58 acres)to R-8/R-15 (15.51 acres)and C-N (1.07 acres)zoning for the establishment of eighty-five(85) buildable lots and open space for the construction of eighty-five(85)single-family homes, a commercial pad,and associated site, roadway, and landscape improvements.This development will provide mixed-use infill to approximately 16.58-acres that will be cohesive with the surrounding residential neighborhood,commercial/retail area,the 1-84 freeway, and within the M-U land use area,as identified in the City of Meridian's Future Land Use Map.The intent of this project is to develop a mix of single-family housing that will provide additional units and will continue to enhance underutilized spaces and overall aesthetics of this area of Meridian,as well as to provide for additional commercial development opportunities.The property is currently in Ada County and would be annexed into the City of Meridian with a mix of zones including R-8, R-15, and C-N. The developer and design team will be taking the opportunity to discuss the project specifics, receive feedback and comments,and provide answers to questions concerning how this infill redevelopment will continue the improvement of spaces within the City of Meridian.
