SUBJECT TO current year's taxes,irrigation district assessments, public utility easements,
subdivision restrictions, U.S.patent reservations and encumbrances of record.
TO HAVE AND TO HOLD the said premises,with their appurtenances, unto said Grantee,and
to the Grantee's heirs and assigns forever. And the said Grantor does hereby covenant to and
with the said Grantee,that Grantor will warrant and defend the same from all lawful claims
whatsoever,except as to the reservations from and exceptions to warranty,when the claim is by,
through or under Grantor, but not otherwise.
