Broadway Avenue, Ste 102 Meridian, ID 83642 RE: Pura Vida Ridge Ranch Subdivision — Planned Unit Development/Preliminary Plat Time Extension City Council & Staff, South Beck & Baird has provided project support and representation of the property owner throughout the entitlement process. The original planned unit development/preliminary plat received City Council approval on January 19, 2021. The planned unit development/preliminary plat was scheduled to expire on January 19, 2023. The applicant received an initial planned unit development/preliminary plat time extension approval from the Director on December 15, 2022 (TED-2022-0009). Based on the original time extension approval, the planned unit development/preliminary plat is valid until January 19, 2025. We respectfully request that the City Council grant us an additional two (2) year planned unit development/preliminary plat time extension so we can complete the infrastructure improvements currently occurring within phase one and obtain final plat signatures and subsequent recordation of the final plat. The remaining portion of phase one remaining to complete is the paving of the streets which we are required to wait until spring due to the weather. We were granted the initial time extension based on continued coordination with ACHD on drainage issues, completion of the Lake Hazel Road bridge improvements associated with a culvert for Ten Mile Creek where it passes under the road, and floodplain development requirements. 44 As you may recall, the project consists of 192-lots (157-buildable, 35-common)on 26.33-acres located on the south side of Lake Hazel Road approximately 1,260-feet east of South Eagle Road. We worked diligently with the City to gain approval of the project and feel that it fills a housing need within the Community&furthers the City's vision for the community.
