Feedback has been requested regarding Annexation with a Rezone from RI (Estate Residential)
to L-O (Limited Office) to allow for an 8,000 square foot office building, within the Meridian
Area of City Impact.
Land Use
The Future Land Use Map for the Meridian Area of City Impact, as adopted by Ada County,
designates the site as Medium Density Residential, which is primarily intended for single-
family homes at densities of three to eight dwelling units per acre. The proposed rezone to L-O
(Limited Office), while not compatible with the Future Land Use Map, may be allowed within
residential areas as stated in the comprehensive plan as follows: "At the discretion of City
Council, areas with a Residential Comprehensive Plan designation may request an office use if
the property only has frontage on an arterial street or section line road and is two acres or less
in size." In this instance, the property is located and has frontage on Ustick Road, which is an
arterial street, and the property is 0.90 acres, which is two acres or less in size. Therefore, the
application is compatible with the Meridian Comprehensive Plan, as adopted by Ada County.
Comprehensive Plan Goals and Policies
The proposal for an office building is compatible with the following goals of the Meridian
Comprehensive Plan which encourages a variety of uses, including office areas within the
Meridian Area of City Impact.
Goal 3.06.00: Ensure a variety and balance of land uses within the Area of City Impact.
Goal 3.06.01 B:Monitor the amount and mix of industrial, commercial, and office areas needed
to meet the employment needs of the city.
