Narrative Letter
New Office Facility for Hyperbaric Oxygen Clinic of Idaho
The proposed project is an approximate 5,500 sf office facility, with a Hyperbaric Oxygen
Clinic, as well as two future tenant spaces. The project is located at 135 S. Touchmark
Way in Meridian. Properties around the site include doctors’ offices and a St. Luke’s
facility to the south and the Red Aspen headquarters to the east, and the properties to
the north, east and west are undeveloped land. One property to the west does have fully
developed site work., but no building.
The building will be a single-story of type V-B construction. The building structure will be
wood stud framing with a slab-on-grade concrete floor. The roof will feature sloped pre-
engineered wood trusses with flat trusses and sloped insulation for drainage to hide
mechanical units. The sloped roofs will have architectural asphalt shingles.
The exterior finishes are split between tan stucco broken by horizontal metal trim reveals
above either a brick or brown accent-colored stucco wainscot. At the main entry to the
clinic, stained wood columns and beams are placed, adding visual interest. The entry
and windows are black anodized aluminum storefront. Mechanical units are roof
mounted and hidden behind a parapet.
The layout of the property will have two access drives from S. Touchmark Way into the
parking lot. Parking will be on the north side of the building. Landscaping beds with
shrubs surround the building, with a sidewalk from the street sidewalk to the building. A
trash enclosure will be located at the far west side of the property.
