Corrie Mayor and City Council City of Meridian 33 East Idaho Street Meridian Idaho 83642 Re: Proposed Dunbar Estates Subdivision Parcels Sll04121200, R5713503000, R5713500920, R5713501750 Dear Mayor Corrie: We are submitting a Miscellaneous Application to City Council to remove the Tax Parcels noted above from the City of Meridian's Area ofImpact. All parcels are currently in the Ada County RUT Zone, and are within the Meridian Area ofImpact. The Meridian Urban Services Master Plan shows this area to be within the South Slough Trunk Extension Service Area. Packard Estates Development L.L.C. has assembled the property with the intent of developing a single multi phased project. The development tentatively is named Dunbar Estates Subdivi8ion_ The planning concept for Dunbar Estates envisions a neighborhood plan for ninety acres of residential development. The site is located in the eastern halt: Section 4, T3N, RIE, near the intersection ofUstick and Cloverdale Roads. As previously state in earlier correspondence, the development has land parcels that have been divided by the Boise!Meridian Area of Impact Boundary without consideration for the boundaries of common ownership. Seventy acres are within the Meridian jurisdiction and twenty acres are within the Boise jurisdiction. The most feasible way of developing Dunbar Estates is to reqrwe.st an amendment to the Meridian Comprehensive Plan, and speci:lieaIly modifY the Boundary of the Area of Impact. The site is currently contiguous to the City of Boise City Limits and has urban services along its boundary to the north and to the east. Boise City sewer has been extended down Ustick Road and Cloverdale Road. A sewer trunk line is currently being install acrossed the twenty acre parcel that is within the Boise Area of Impact. Developers for Dunbar Estates therefore wish to clarifY the City of Meridian's position on the Area ofImpact Boundary in this specific area. - 1 - . . ,HI,,' "; j'!~ : , :-; . 'i.
