To Whom it May Concern:
As a concerned resident of Fairbourne as well as a realtor in the community, I do not believe that
Brighton should be allowed a rezoning from R-8 to TN-R as was proposed last month or tonight.
You all voted their proposal down only a month ago, and even if their updated proposal significantly
reduces the number of homes below the 177 lot threshold, this seems to make very little sense for the
city and the nearby community.
North of Cherry Ln/Fairview Ave, there is currently only ONE area zoned for TN-R (Ustick and Venable),
and that seems to imply that the City of Meridian has not believed that it is useful, necessary or helpful to
rezone the city for that particular type of usage.
In addition, one of the only councilmembers who had anything positive to say about Brighton's plan at
the last council meeting said that with a TN-R rezone, Brighton would need to bring the amount of homes
down to below 150 with a rezone. However, that would still not allow for the amount of open space and

amenities required for such a significant amount of homes and place an unnecessary burden on the
neighboring developments to the north and east.
Whatever Brighton proposes tonight, I'm also not convinced that this will be the last proposal. Because
TN-R allows for multi-family development, this could lead to even greater density if and when Brighton
decides to submit a revised plan after a rezone approval. Furthermore, Brighton conceded during the last
meeting that it would be a "possibility" that this could be converted to a "for rent" community, which
would also place additional burden on neighboring developments with regards to traffic and amenities.
While I certainly support additional opportunities for lower-priced homes for first-time buyers to get into
the Meridian market, I believe this is a plan for only the highest and best use with regards to Brighton's
profits, rather than the highest and best use for the neighboring community, surrounding property value
and nearby traffic flow.
Therefore, I respectfully urge the council to deny this approval and encourage Brighton not to return for
approval of any further plans unless they fall into the requirements set forth by the current R-8 zoning
parameters.
Thank you for your time- I hope and pray that you'll take these comments and those of many others in
opposition to this rezoning into consideration.
