Hi Sonya, The construction of two additional stub streets to the north through Blocks 2 & 3 meets District Local O?set policy (if constructed in the red-dashed outlined location shown below). However, ACHD does not see an additional stub street through Block 3 to be warranted. The parcel to the north (S0421428100) will already be served by two stub streets (Schwenkfelder Ave & Highland Fall Dr) which will provide the necessary connectivity. The additional stub street through Block 2 should be fine, as there is currently no planned stub streets to the parcel to the north (S0421314900). Let me know if you have any questions. When in doubt, contact your IT Department Hi Matt, I just wanted to run something by you…the Applicant is requesting a waiver to the City’s block face standards in UDC 11-6C-3F.2 for the proposed TN-R district. They could comply with the block face standard if they provide stub streets to the north through Blocks 2 & 3. Would ACHD object to that for any reason? In the email below, the Applicant states the street alignments approved in 2019 with the previous Pollard Subdivision plat were established at ACHD’s direction. In case it comes up at Council, I wanted to see if ACHD has any objections to that in case Council doesn’t wish to approve the waiver request. Thank you, Sonya. We agree with sta?’s recommendation for approval, with the sole exception of the recommended block face revision for additional street stubs to the north. Those approved 2019 pre-plat street alignments were established at ACHD’s direction, in consultation with the adjoining property owners. We will be present during the hearing tomorrow to request City Council’s approval for the block face waiver, rezone, preliminary plat, and development agreement. Thanks.
