I have attached a short comment in relation to the H-2024-0052 Rezone request from Apex Zenith. I am
not sure if my traffic impact concerns should be expressed here or during future applications to develop
this site, but thought I could express them here.

RE: Apex Zenith H-2024-0052 Rezone application
I am writing in relation to the rezoning application for the property east of Meridian Road
(Hwy 69) and south of E Lake Hazel Rd.
I understand Meridian’s Future Land Use map shows the area as a Mixed -Use Regional
area supporting both commercial and residential zoning uses. However, in determining if
the 19+ acre property on the Southeast corner of Meridian Road (Hwy 69) and Lake Hazel
Rd should be re-zoned as a commercial property from the current R-4 designation, please
consider the impact to traffic along Hwy 69. A commercial property will eventually increase
traffic though this area. The traffic will become even more congested than it is already,
especially in the afternoon, evenings, and on weekends. The addition of a traffic signal at
Aristocrat Drive and Hwy 69 per ITD’s comments, while a potentially welcome addition to
the residents of the Pear Blossom Subdivision, will add to that congestion, especially
during the “rush-hour” time periods. Please consider the addition of right-hand turn
deceleration lanes to north and south bound sides of Hwy 69 from the Lake Hazel
intersection through Aristocrat Drive to help increase traffic safety and minimize the
impact of the increased traffic along Hwy 69 due to the commercial property. I support the
right turn only entry and exits at the Spire Street and Private Drive access points to the
property from Hwy 69 per ITD’s comments should the property be rezoned.
Traffic seems to be an issue each election year. Please help minimize the impact to traffic
on Hwy 69 and ensure traffic can move safely in this area by requiring deceleration and
acceleration lanes on Hwy 69 at Lake Hazel (north and south bound), at each of the
property entrances from Hwy 69 (north bound), and on Hwy 69 (north and south bound) at
the Aristocrat Drive intersection, or by denying the application to re-zone the property to
commercial use.
