Pollard North Revisions Revised
BRIGHTON December 31, 2024 C.Caleb Hood, Deputy Director Community Development Services Meridian City Hall RE:Pollard North—Commission Response Dear Mr. Hood: During the P&Z Commission hearing on December 5t", comments were made regarding density, open space, transitions and the overall impact on the surrounding community. Several commissioners stated that the proposed density is too high,with some suggesting that reducing the number of units or adjusting the open space layout could help alleviate those issues. On the other hand, some commissioners highlighted potential benefits, such as offering attainable housing options and catering to active lifestyles, arguing that the location near key state highway intersections and services makes it suitable for higher density. The Alden Ridge developer questioned the transition of Pollard North to the adjoining properties. Pollard North is consistent with the previously approved preliminary plat of Pollard Subdivision. With the removal of the assisted living project, we have continued single family, detached homes along the boundary. Additionally, it is important to note that the lots directly adjacent to Alden Ridge will be buffered by a 30-foot landscape buffer, as proposed by Alden Ridge. Taking into consideration the comments, we have implemented several adjustments to address these and better align with the provided feedback. PHASE r PHASE g 0 These changes reflect our commitment to addressing comments, while maintaining the benefits of the project at an R-8 density within the requested TN-R zone.Transitions are maintained, single family adjacent to single family is proposed, and ample open space is distributed throughout the design of Pollard North. We believe this updated plan strikes a thoughtful balance between community input and the vision for Pollard North. We have updated the Pollard North preliminary plat to include the noted changes within this letter.
