We are writing to express our extreme dismay with Councils' recent decision to over-rule staff and Planning and Zoning Commission recommendations that would have required the larger R-2 and R-4 lots as a buffer to surrounding RUT zoned land. This recommendation is stated in the Comprehensive Plan which is intended to mitigate the impact of high-density subdivisions on surrounding agricultural RUT zoned owners. We had legitimate concerns and we commented in the two previous P&Z Commission meetings. These concerns were addressed by the P&Z Commission Members who nearly unanimously ruled to require the larger lots as agricultural RUT buffer. We believed the City Council Members would have honored the thoughtful decisions and recommendation of the Meridian P&Z. However,to our dismay, the Meridian City Council chose to side with Mr. Conger, the developer and "throw"their own staff and the Meridian P&Z"under the bus". I ask,why have them if you aren't going to trust in their judgement and in their recommendations? Allowing the proposed higher density lots will disrupt our agricultural efforts and will further expose the subdivision residents to serious safety concerns that are involved in the surrounding agricultural activities. As a note,we had a conflict and we're out of the area on Tuesday 12/17/24, or we would have attended the Council meeting. We believed that the Council would follow staff recommendations for this project. Had we had any inclination that the Council would not, we would have definitely changed plans and made arrangements to attend. We had several issues that were brought up and addressed in the P&Z meetings. The first being that Mr. Conger violated the required Neighborhood Meeting requirement and then was not entirely truthful to the P&Z commission in his response. The developer never did hold a legitimate neighborhood meeting. This was proven in the second P&Z meeting. Please review my own testimony and staff comments for the 11/21/24 P&Z meeting. We are only one couple in this neighborhood, but we ask that the members of the Meridian City Council reconsider your decision on the Summerlin subdivision approval, and follow your staff recommendation and require the lower density R-2 and r-4 zoning as a buffer to the neighboring RUT zoned land on the southern perimeter. Thankyyy, Tony and Jeanie Mayer Mobile 208-731-4522
