Ustick Rd., Meridian, ID 83646—Letter of Explanation To Whom it May Concern, The application before you is for a Short Plat Subdivision of the parcel located at 2945 W. Ustick Rd., Meridian, Idaho 83646. The parcel is a total of approximately 3.12-acres, which will be split into two lots for the retention of the existing single- family detached home and construction of one additional single-family detached home on the newly created lot. Each lot will be approximately 1.5-acres, making the density of the project 0.64 units per acre. The parcel is within the R-4 zoning district and has a Medium Density Residential Land Use designation as defined in the City of Meridian Comprehensive Plan and shown on the Future Land Use Map. Adjacent properties to the north, south, east, and west are within the same Land Use Zone. Zoning designations of R-4 are adjacent to the north, south, east, and west, with which this project will be cohesive. As indicated above,the density of the proposed project will be well below the allowed densities, and the use will be compatible with the adjacent single-family residential subdivisions, and all future development will comply with the applicable and acceptable engineering, architectural, surveying practices, local standards, and requirements and provisions of the City of Meridian UDC. Landscape buffering along the Ustick Rd. frontage will be completed, as well as the closure of the existing driveway approach from Ustick Rd. New access for the lots will be established from the north end of S. Morello Ave. with a shared/private driveway containing a fire department approved turnaround.The Meridian Fire Department has provided a conditional approval of the plan, subject to final site development permit approval. Utility services (sewer and water) will be extended to the existing and future homes, as required by the City. The existing single-family home and associated outbuildings will remain on the site, as shown on the submitted plans,with new construction on the new lot anticipated to begin as soon as the plat is recorded with Ada County and building permits can be approved. Existing perimeter fencing will be retained and protected, or replaced if necessary to comply with City codes, and additional fencing will be installed by the builder at the time of home construction. Ultimately, the developer and design team feel that the proposed project will bring an additional high-quality single-family residential home to the area,through thoughtful infill redevelopment of the site which will continue to enhance underutilized spaces in this area of Meridian.
