Idaho Ave. Meridian, ID 83642 To Whom It May Concern: Weare writing this letter in response to the upcoming Planning and Zoning Meeting to be held on December 21,2006 in regards to the Sundial Subdivision. As homeowner's of property that will be directly affected by the development of this property we wish to share with you some of our concerns. First and foremost is the rezoning of the land from R-4 to R-8. In researching the impact that this would have not only on us, but the surrounding area, several concerns arise: If you look at the aerial view of the existing homes that surround this 10.57 acre area you will see that everything (except Tully Cove which houses mostly duplexes and has direct access to Linder Road) is zoned R-4 and provides a consistent flow from one subdivision to the next. With the placement of Sundial Subdivision directly in the middle of three established subdivisions and surrounding a cellular tower, it would not be consistent with what is already established. We also feel that the R-8 zoning would change the atmosphere of the surrounding subdivisions because of the added traffic flow and wear and tear on the roads. Upon inspection ofthe aerial view, you will see that the two 5,000+ square foot lots next to our home would provide an abrupt inconsistency with existing homes on Marburg and surrounding streets. You will also find that the developer has placed small lots either next to, or facing the existing Turtle Creek Subdivision. This issue was addressed with the developer and they would not respond to our questions as to why the plans are they way they are. At the October 3rd Neighborhood Meeting with Gemstar Representatives several questions were asked by the homeowners in attendance to obtain a better feel for assessing the impact that this would have (negative or positive) on their homes. We even asked if we might be able to visit other developments that they had in place. To all these questions we received vague answers that left those in attendance with more questions and concerns than answers. When speaking with Gemstar's representatives they presented a concerned face for the existing homeowners, but after reviewing their submission to your commission we found that none of our concerns were addressed, leaving us to assume their meeting was a matter of obligation on their part and little else. A number of calls were placed to several business and governmental agencies to find out more about the developer. Through this search the only information obtained was that Gemstar Properties, LLC had not completed the registry with the Board of Occupational Licensing. This research was to obtain information to better understand the type of subdivisions developed by Gemstar and to visualize their finished product. Unfortunately that objective was never met. We ask that you seriously consider keeping the zoning as R-4 which is consistent with what has been established among the three subdivisions which surround this 10.57 acres of land.
