RE: H-2024-0054/2275 S Ten Mile Road/Jacksons C-Store
Sonya,
The City of Meridian has requested feedback regarding the proposed annexation with zoning
from RUT (Rural Urban Transition)to C-C (Community Business) a conditional use for a fuel
station and convenience store, and a preliminary plat consisting of two (2) lots. The site is
located at 2275 S Ten Mile Road, within the Meridian Area of City Impact.
Land Use
The Future Land Use Map for the Meridian Area of City Impact, as adopted by Ada County,
designates the site as Mixed-use Neighborhood,which is primarily intended for neighborhood-
serving uses and dwellings that are seamlessly integrated into the urban fabric. Land uses are
to be predominantly residential with non-residential uses of a smaller scale, to provide goods
or services that people typically do not travel far for (approximately one mile) and need
regularly. Employment opportunities for the neighborhood are also encouraged. The proposed
fuel station and convenience store being proposed is currently located in a largely rural area,
although there are developments of urban type densities, which have been approved and/or are
being constructed, within one-half to one mile east of the site. Therefore, the application is
compatible with the adopted Land Use Map.
Comprehensive Plan Goals and Policies
The proposed fuel station and C-store is being proposed as a stand-alone commercial use with
approved developments at urban densities nearby, which encourages a variety and balance of
uses, a mix of uses to support economic vitality and nearby employment areas. Therefore, the
proposed application is supported by the following goals of the Meridian Comprehensive Plan,
as adopted by Ada County.
Goal 3.06.00: Ensure a variety and balance of land uses within the Area of City Impact.
Goal 3.06.02:Plan for an appropriate mix of land uses that ensures connectivity, livability, and
economic vitality.
Goal 3.06 02.C.Encourage the development of supportive commercial near employment areas.
The proposed landscaping along the proposed right-of-way and future right-of-way, and
between adjoining residential properties is supported by the following goals of the Meridian
Comprehensive Plan, as adopted by Ada County.
Goal 5.01.02D: Require appropriate building design, and landscaping elements to buffer,
screen, beautify, and integrate commercial, multifamily, and parking lots into existing
neighborhoods.
