To whom it may concern,
My name is Rick Mauritzson, and I live at 3028 W Balata Ct in Meridian.
Balata is the street adjacent and connected to the proposed Patio Home development that is to be
discussed in tonight's City Council Meeting.
I would like to state for the record that I believe the current proposal is too high of a density.
Obviously there was no guarantee, but I was told when I purchased my lot (prior to building) that
there would be in the neighborhood of 30..35 patio homes built on the acerage between Balata &
Chinden. The current proposal will add too much traffic entering/exiting at the head of my street, and
I feel does not integrate very well with the 1 acre homesites currently within Spurwing.
The developer has done a good job with the Spurwing development to.date, and is a member of the
community, however, he lives a decent distance from the proposed addition, and has already shown
some disregard for the visual asthetics along Balata.
Example in point.. the area along the entrance to Balata (where the proposed street is being
considered) has been left as dirt & weeds since the development started many, many years ago.
Most of the residents, in addition to the Homeowners association, have complained that this area
Gust along the street) should be grassed/seeded until the Patio Home development was started....but
to no avail.
I am also concerned that the proposed Patio Home development will have it's own Homeowners
association & covenants. There is no guarantee that these covenants will be held to the same high
standards the the other homeowners of Spurwing abide.
I am ok with the Patio Home development, but it needs to be a more reasonable 30-40
residences/families. (A single duplex style home which may only appear as one structure ~ which I
have no problem with.. still counts as two residences/families when it comes to traffic & noise.)
