Locust Grove Rd., 1740 E. Pine Ave., Meridian, ID 83642 and two landlocked parcels to the east/north,as shown on the attached vicinity map.All parcels are currently vacant.The proposed project includes the annexation of the enclave parcels(currently in Ada County)and an adjustment of the property lines for zoning assignment of I-L and C-G zoning.These zoning designations conform with the City of Meridian Future Land Use Map that identifies these parcels as Industrial and Commercial land uses.The parcels proposed for the I-L zoning,which comprises approximately 4.94 acres, are owned by HPC Buyer,who currently operates the business at 1410 E. Pine Ave.,and they have a concept for future expansion of their facility,although no work is currently proposed.The parcel proposed for the C-G zoning,which comprises approximately 1.76 acres, is owned by DRB Investments, and that parcel will be included in the future development phase of the adjacent PINE43 Subdivision to the north and east.This development will provide approximately 6.7 acres that will be cohesive with the surrounding developments and conform with City of Meridian's Future Land Use Map and UDC for future development of industrial (HPC)and mixed-use(PINE43) projects. The intent of this project is to annex the subject parcels into the City of Meridian to facilitate a property line adjustment and rezoning for future redevelopment.The property is currently in Ada County and would be annexed into the City of Meridian with zones of I-L and C-G,as shown on the attached exhibit. The developer and design team will be taking the opportunity to discuss the project specifics, receive feedback and comments,and provide answers to questions concerning how this infill redevelopment will continue the improvement of spaces within the City of Meridian.
