Because future land use designations are not parcel specific,the Applicant may request the use of the adjacent Commercial designation for the northern portion of the property proposed to be zoned C-G as set forth in the Comprehensive Plan (pg. 3-11). (property lines should follow zoning boundaries so as not to create split-zoned properties) * A conceptual development plan is required to be submitted for the entire property proposed to be annexed per UDC 11-513-3C.3 that is consistent with the underlying FLUM designation;the plan should depict streets, site access, internal circulation patterns, connectivity to adjacent properties, parking, general location of buildings, including number of dwelling units and nonresidential building square footages, pedestrian walkways and public or private open space. Access to Locust Grove Rd.will not be supported. * A new DA will be required for the Pine 43 property south of E. State Ave. (a note will be included that excludes this property from the existing DA); a separate DA will be required for the industrial property. Submit legal descriptions & exhibit maps for each of the properties for inclusion in each of the DA's that show the boundary of the property subject to the DA. * A property boundary adjustment is required to adjust property lines between existing properties; comply with the standards listed in UDC 11-6B-8D;the original number of properties may not be increased but can be decreased. If the number of properties will be increased, a subdivision is required (see UDC 11-613 for more info).This application may not be submitted until after the property is annexed (i.e.the DA's&Annexation Ordinance are approved and recorded). Sonya, was discussing the annexation of the PINE43/HPC Buyer parcels with Dan, and he mentioned that he had a follow-up pre-app with you recently, but I would like to get that date and any notes that may have been added to the project discussion so I could move forward with the application process. Just to confirm,we will be annexing the parcels with zoning designations of C-G and I-L, and we have a concept plan for how the parcels will provide cross-connectivity. This will"legalize"the parcel split that occurred and would adjust the property lines to conform with the future PINE43 and HPC site improvements. I will also need the neighborhood meeting list for the project, so if you can send that my way,that would be great. Please let me know if you have any questions for me. Thanks!
