Dear Resident,
Prior to the submittal of a development application,City of Meridian Code requires a meeting between the applicant and neighbors for certain
types of development.The developer's representative would like to meet and review the Subdivision and Planned Unit Development request for
the approximately 8.8-acre property at 1515 W.Ustick Rd., Meridian,ID 83646.The proposed project was approved through an annexation,
subdivision,and planned unit development previously,and the current project has not been changed from the previous.Minor updates to the site
plan may occur due to changes with City of Meridian Code since the initial approval in 2021,but the final lot count,uses,zoning,and density all
remain as previously submitted and approved by the City of Meridian City Council.Zoning of the property was assigned when the project was
annexed,and those include the C-C and R-15 zones to facilitate the future construction of 5 single-family detached homes,36 attached single-
family townhomes,18 multi-family apartments in 2 buildings(9 apartments each building),12,000 square feet of commercial/retail buildings,and
public and private amenities and pathways,as shown on the attached plan.These zoning designations conform with the City of Meridian Future
Land Use Map that identifies the parcel as Mixed-Use Community,with which the development fully conforms,as the MU-C land use is allocated to
provide for community-serving uses and residential dwellings integrated together to avoid single-use and strip-type development. Public and
private roads,and service drives will connect to existing public roadways stubbed to the east and south property boundaries, and additional
connections will be made to Ustick Rd.and Linder Rd.The intent of this project is to re-entitle a previously approved project on the property for
residential and commercial/retail uses.A development agreement is recorded ensuring the construction will conform with the approval criteria
from the City of Meridian.
The developer's representative will be taking the opportunity to discuss the project specifics,receive feedback and comments,and provide
answers to questions concerning how this infill redevelopment will continue the improvement of spaces within the City of Meridian.If you are

This is not a public hearing,nor is the presentation or meeting being run by a public agency,and public officials will not be present.If you have

Purpose
To review the proposed planned unit development and subdivision of the 8.8-acre parcel located at 1515 W. Ustick Rd.,
Meridian, ID 83646.The project was previously approved, but due to the approval lapsing, a re-entitlement of the
project is required by the City to facilitate construction of the project.
Project Description
The proposed project includes the redevelopment of 8.8 acres consisting of 5 single-family detached homes, 36 single-
family attached townhomes, 18 multi-family apartment units, 12,000 square feet of commercial/retail buildings, along
with the associated site, roadway, landscape, pathway, and amenity improvements.
