A parcel of land being all of Lot 3, Block 1 of Rosebud Subdivision (Book 60 of Plats,Pages 5886-5888),and a
portion of the Southeast 1/4 of the Northeast 1/4 of Section 22,Township 3 North, Range 1 West,Boise
Meridian,Ada County, Idaho and being more particularly described as follows:
Commencing at a found brass cap marking the East 1/4 corner of said Section 22,which bears SOD°56'19"W a
distance of 2,629.48 feet from a found aluminum cap marking the Northeast corner of said Section 22,thence
following the easterly line of said Southeast 1/4 of the Northeast 1/4, N00°56'19"E a distance of 373.24 feet to
the boundary of said Rosebud Subdivision and being the POINT OF BEGINNING.
Thence leaving said easterly line and following said subdivision boundary, N89.28'49"W a distance of 348.00
feet to a found 5/8-inch rebar marking an angle point on the southerly boundary of said Lot 3;
Thence leaving said subdivision boundary and following the boundary of said Lot 3 the following six(6)
courses:
1. N83.52'11"W a distance of 218.93 feet to a found 1/2-inch rebar;
2. N53.56'04"W a distance of 151.80 feet to a found 1/2-inch rebar;
3. S44°05'24"W a distance of 33.90 feet to a found 5/8-inch rebar;
4. N49'13'27"W a distance of 200.51 feet to a found 11/4-inch iron pipe;
5. N44.05'24"E a distance of 33.90 feet to a found 11/4-inch iron pipe;
6. N30.16'00"W a distance of 76.58 feet to a found 5/8-inch rebar;
Thence following said Lot 3 boundary and the easterly extension thereof,S89.28'49"E a distance of 883.84
feet to said easterly line;
Thence leaving said Lot 3 boundary and the easterly extension thereof and following said easterly line,
S00'56'19"W a distance of 305.02 feet to the POINT OF BEGINNING.
Said parcel contains 5.240 acres,more or less,and is subject to all existing easements and/or rights-of-way of
record or implied.
All subdivisions,deeds,records of surveys,and other instruments of record referenced herein are recorded
documents of the county in which these described lands are situated.
