RE: H-2024-0055 /3915 N Ten Mile Road/Foldesi Reserve
Feedback has been requested regarding Annexation with a Rezone from RUT (Rural Urban
Transition)to I-L (Light Industrial), within the Meridian Area of City Impact.
Land Use
The Future Land Use Map for the Meridian Area of City Impact, as adopted by Ada County,
designates the site as Mixed-Use Non-Residential, which is primarily intended for areas where
new residential dwellings will not be permitted, as residential uses are not compatible with the
planned and/or existing uses in these areas such as near the City's Wastewater Resource
Recovery Facility. As the proposed rezone is for a 46,005 square foot multi-industrial flex
project and is located within close proximity to the city's wastewater resource recovery facility,
the proposed zone of I-L (Light Industrial) is compatible with the Future Land Use Map of the
Meridian Comprehensive Plan, as adopted by Ada County and is therefore, compatible with the
Comprehensive Plan.
Comprehensive Plan Goals and Policies
The proposal for three(3)multi-industrial flex buildings totaling 46,005 square feet and the site
abuts industrial uses to the north, west, and south, it is compatible with the following goals of
the Meridian Comprehensive Plan, which encourages a variety of uses including industrial and
commercial uses within the Meridian Area of City Impact. Locating non-residential uses near
the Meridian Wastewater Resource Recovery Facility and locating compatible uses to minimize
conflicts and maximize use of land.
Goal 3.06.00: Ensure a variety and balance of land uses to support the Meridian Area of City
Impact.
Goal 3.06.01B:Monitor the amount and mix of industrial, commercial, and office areas needed
to meet the employment needs of the City.
Goal 3.06 02E:Discourage residential land uses in close proximity to the Wastewater Resource
Recovery Facility, the Intermountain Gas Facility on Can-Ada Road, and other incompatible
land uses.
Goal 3.07.00: Encourage compatible uses and site design to minimize conflicts and maximize
use of land.
